That little slow down made some of the loans go into default before they were securitized which is a HUGE red flag.

In Austin, RE was slow until about 2012 or so, and then we had a big run-up in central areas, but overall RE remains more affordable.

I didn't just see a year form now I'm thinking what I can do in five years, I didn't want to have nice things at the time because I know it will slow down to my goal which is become financial free. 3 years since I bought my first house I was able to save all the money that I made from the duplex and the house appreciated, so i was able to ask for an equity loan, and into my second home I put 20% down payment because that's the requirement for an investment property.

Not the worst thing but it does leave you with a tax bill and it also slows you down.As long as you perform a 1031 exchange when you sell the Parker property, which you can do right now, you'll be able to move it with no tax consequences at all into whatever market you choose.

At first it is slow, but after you have 5 of them rented, the savings rate will be much faster.

Because I documented changes and their awfully slow pace (and this was not my first renovation) I knew at their current rate they weren't going to finish anytime soon, and so I began to nag.
