Can you explain anymore on this "dovetail", sounds to me like a term used by some guru that is just a twist to a simultaneous or back-to-back settlement.

I have an opportunity to purchase a home in a nicer section of DC; what makes this an unusual opportunity is that the seller is motivated by longterm health care for his 75 yr old mother rather than by receiving a lump sum at settlement.

If this is not done in your area the title company can make the changes at settlement (or you can with the seller) and initial the changes at closing.

after a heading, having margins top, bottom and sides, have a signature line for both parties, then an assignment below that, you might get 5 or 6 sentences for the agreements.All any contract does is it gets the parties to a point where they perform, I've had one paragraph types with legal descriptions attached just to give to a closing agent as they must have one, we were both motivated to do the deal so a contract was nothing but a formality for settlement.

This issue was solved by arranging a second closing for the rehab funds (secured by a second mortgage).Jeff, clearly the settlement agent needs a class.
