I've noted a few things that need to be fixed up, but I was hoping I could get some input on what you would fix up in order to get a decent tenant.Some things I noted: Fixing the patch of tiling that is missing in one of the bedrooms, getting the grime of the first shower cleaned up, and installing a holder for the handheld shower head in the second shower.Any help would be much appreciated!

If there is minimal damage to one or so tiles, then fine, you can patch those tiles with tiles of the same size (doesn't have to color match, since you will reglaze after patching).

Things like major changes to floor plan or expansion, structural issues, dealing with parking, updating major systems (HVAC/elec/plumbing) vs patching them if they are still functional and safe.

Here is what I need done: the roof needs some patchwork in 3 main areas (1 has a small leak), need some tiles replaced inside, the roof needs little work where the leak was, and some general patching here and there.

I've had him patch cracks and replace spalling bricks, he's too slow and works alone, so to have him do a huge job like rebuilding an entire facade wouldn't be feasible.

Well I think I kind of hit the jackpot...One month into a new rental purchase, I have to bite the bullet for a new roof, a subterranean termite treatment and a drywood termite fumigation.Property has a flat roof, traditional 2 ply asphalt, with multiple patching over the years, I know the roof is near the end of it's life, and may even been living on borrowed time.When we inspected the property there was just so much leaves on the roof, that it was holding up a "mat" of leaves sitting there for years and with the south florida rain and sun, those leaves have turned into compost.

The low budget ones are painted plywood.If it were me going low budget I'd either patch existing, or tear out and nail up luan and paint white.

Are there any "decent" areas.The house itself, doesn't look bad, is there any decent patches, that have a chance of turning around, or are most investors just throwing the whole city out?
