We have the goal of purchasing 20-30 units in the next 10 years, mostly MF, but maybe a few SF.Issue is- we bought the SF that we’re living in now 9 years ago- and we love the house and neighborhood AND I currently run a recording studio/music lesson studio out of the basement.

While neither I, nor those with far deeper economic credentials, can tell you when the train will stop, or whether it will fly off the tracks at tight bend, the further real estate prices diverge from underlaying economic fundamentals the greater the possibility the ride comes to an abrupt stop - even if it later picks up the pieces and gets back on the track.When the music does stop, there will be a lot of folks looking for a place to sit down.

I know I could prob lock up deals myself but as a new parent who works as a full time teacher and I also play live music on the side to help my wife stay home w baby - it's kinda the best I could do for an area thats about 60 miles away etc. it would be tough for me to drive out there myself etc. any advice?
