In your cost to finish does this include furniture?

I will have furniture as soon as my interior designer (wife) gets here with the furniture.

Outside items (like furniture) are subject to expanding and contracting as well as anything subject to moisture or mildew/mold. 

The student renters that I inherited that didn't have this kind of discussion with are the ones that leave furniture everywhere, oil soaked garages, freeze out the AC units, etc.  

This allows me to do the appraisal between the property being complete and tenancy (no messy curtains, or furniture... although that really shouldn't matter). 

There are proactive and preventative things that can be done to "catch" bed bugs at an early stage and needs to be shared with your renters.You educate them on bed bugs and have them sign an acknowledgement that they have read the materials and will stay aware and on top of what and where they contact bed bugs (i,e, travel,buying used furniture, shopping at thrift stores, etc)Nip it now so that you don't have to go through this again in the future because the risk gets greater especially if someone has a severe reaction to the bites - guess who gets sued?

The short-term people usually have little to no furniture to move in.

We used that primer & paint mix.Found the guy @ Lowes picking up paint.We had 3 quotes but this guy was hungry.He dropped off 3 guys & it was done in one day & they moved the furniture.

I also made some phone calls on my own to the past landlords.After you clean, take some pictures with your furniture still in the condo.
