If they are just Facebook friends, Instagram followers, etc., that wouldn’t qualify for the type of friends I’m thinking of.  

There needs to be something unique about your home (think Instagramable, bocce ball, putting green, themed, etc.)

With lot more gurus coming online everyday and posting videos in Instagram, we fall for their prey.

The one that has an unfair advantage...that is "instagram-able". 

I found a real estate investment group through Instagram that allows 1 on 1 calls, group calls, and a facebook forum.

Then I checked their Instagram to find out they're vacationing with their family for two weeks and having cocktails with friends while texting me to say they 'can't pay rent because they can't afford and can't look for a new place because they're SUpEr fReAked oUt!!!!'

Use other marketing techniques as well, such as pay per click on facebook or instagram. 

People want to post on instagram and show everybody out there how great of a time they're having.
