I'm now receiving recorded messages and mail from Website Listing Services who claim they can enhance my website exposure (for a fee of course).Has anyone used these services and got more exposure?

It can take a year before the title is transferred to your heirs through probate, and during that time they can't sell it nor lease it.Everyone should have a living trust and the property should be titled to it, or if you live in one of the states that offers it, you can use an enhanced life estate deed (Lady Bird deed) either with benefit to your heir directly or to your living trust.

I live an hour away and it was currently cash flow positive without any enhancements How did you find this deal and how did you negotiate it?

@Nathan P TannerGoal with BRRR is to try and limit the amount of money in the deal to enhance the returns.With interest rates where they are at today and current state of home prices and renovation costs I would argue BRRR is dead.

I understand all repairs/enhancements I make need to be to maximize the re-appraisal value. 

I’m currently using QBO but in discussions with a colleague it was recommended that I get QBD for the enhanced functionality.

They will also provide credit restoration / enhancement services which your tenant / buyer will pay for.
