PC Richard for appliances has always had best pricing and/or price matching.

Practice evaluating three properties a day on your desktop computer.

Matthew, think about doing more in-depth desktop analysis before going into full due diligence mode. 

QuickBooks desktop or online would work just fine.

@Nathan Lombard is this only an App, or is there a desktop interface? 

There is a free version of onenote but I like the desktop version that comes with MS Office.
