., if someone was a good tenant and wanted to break one month early in May, we'd likely just let them walk, whereas someone in a few months that wants to break at Christmas is likely to be charged the early termination, unless they want to go the "pay until we re-rent" route - which no one ever does. 

Failing that, maybe pick up another house before Christmas :)Congratulations on your first closing!

The Christmas season is the worst time of year in theory so you might be looking at losing January rent as well-Realizing making a deal with them, the likelihood is that you will be back in the same position a few months from now.  

Repeat every quarter, but change up the method and message (letter one time, Christmas card next year, postcard another quarter).
