To take that a degree further, a 100% transient RV park in the middle of nowhere alongside a major freeway will likely always be a 100% transient RV park, where that same park in a good location in a strong MSA could be transitioned over time to a PM park where tenants call that a home.

I don't want to minimize the importance of the photos or videos, as they are extremely important alongside a well written property listing, but the technology you should have available (phone, camera, etc.) should be more than sufficient.

I use a free CRM service called HubSpot that works alongside my Outlook mail app to log and time stamp every email I send and receive from tenants.

again,  im not trying to grow my construction company so much as i do like have a couple profitable projects along side my own properties flips/brrrrs.

You may work alongside the sub-contractors to learn by the seat of your pants, but only you know your own building skills.
