I placed a bid on a short sale on dec.5th the bank (indymac) did the BPO right away and said they had all they needed, on the 19th, and to give them 30days. realitor called them on tuesday jan. 20th and they said give them 14 more days. wed jan. 21st the banks sent a Purchaser Eligibility certification.

While I do not want to speak for MikeOH, I am confident he would agree that our banter here is child's play compared to the abuse an investor/landlord will see out in the field.So this post leads right back into the threads theme....Successful people are tough!

Yes, my post IS a "solicitation" for C O L L A B O R A T I O N which the me-centric "Old School" is having so much trouble with.

A theme with my successful business contacts is they know how to delegate and create processes which can be easily replicated.

Set specific qualifying criteria for them so that you get the cream of the crop; graduate students, medical students (not just pre-med, but in the med school), law students (again, not pre-law) - these are the students moving toward a bigger payday ahead of them, and they spend more effort on studies than the partying.

I cant get enough of it ,which is probably a common theme around this forum.I am currently in a sales position and work non-standard hours and know that this is my biggest challenge.
