I had a tenant close the vents near the Air Handler and it had 1 inch of ice on the filter side and a thin layer on inside.

I want my properties in an LLC because I want the asset protection and I want the layers between myself and my rental units but I don't know how to set this up without greatly impacting my reserves!!!

@Patrick Chamberlin By custom google map filters, I mean "layers" which allowed me to designate specific geographical areas, and I would input pins in to the map, and then quickly assess if I was in the target area I wanted, and if my investor group had properties in similar areas (since I geo-pinned all their properties), and then could quickly call them to get a sense of the local demos, rental rates, etc@Vivek Khoche Definitely, will keep digging in to find better opportunities.

Lack of strong broker relationships could lock them out from getting access to potentially more lucrative off-market deals and could limit their pool of prospective buyers once their business plan has been executed.All of this said, if the syndicator does not have prior experience in a specific market or compelling reasons why they are highly knowledgeable in the market they are investing in, then this should be considered as another layer of investment risk.

I spray kilzed the entire inside of garage,, the roof joists, studs, and anything I could see.The garage floor was the biggest challenge.. cement,, crystallized cat pee in layers.. no joke, I first tried a garden hoe to scrape it off,, nope,, then a 4" razor blade long handled tool for removing vinyl tile or popcorn ceilings and that got most of it up..
