Are they expecting full color brochures, Do they expect me to do up a full presentation, are they looking for me to give advice on staging and recommend my handyman out for some cheap adjustments?

Use a funky colors envelope and good stock paper.  

I stood on the land and in my mind, I saw the entire finished building down to the color scheme and interior decor.

This will not be very disruptive to our personal lives as we can move things from room to room as the carpet gets done2 - refinish the maple floors and stain dark (which requires talent) so it will be the same color throughout both levels of the house, but different wood types.

Prices on these properties have been surging for years, deconversions in pretty much every once was "hipster"/now insanely popular area in Chicago, the hyper gentrification of every classic, ethnically vibrant, affordable neighborhood is old news.

I went to Carnegie Mellon in Pittsburgh for school - my undergrad education is in Architecture so I have all the tools at my disposal to design value-add spaces and as a bonus I'm pretty good at coloring in between the lines.

I even had cute and colorful bandit signs drawn by my daughter.
