Did you ever try pounding nails while texting / conversing?? 

Once you start grouping properties together it is not that much more to insure another one versus a stand alone policy for a small property.You might just have to pound the phones for some carriers to find one hungry enough for the business in that area.

"I feel like I'm actually doing something rather than watching others people do it"   what a crazy culture our kids our growing up in...I'm sure you will get pounded with great non-profits to give money to,  but seriously consider investing in children's lives through camp.  

But the state of Oregon was very nice they took their pound of flesh but also gave me the vehicle to get to what we needed and be compliant..

I imagine so if he bought a distressed property at  a much lower basis than other owner in the marketplace.Your friend can definitely call around and pound the payment for another tenant.

In my opinion they are being penny wise pound foolish.The best deals are when there is a problem you can solve.The property in my example I purchased in 2000.
