Multiple pets on 6 month lease - Worthwhile?

I know most of this forum is "pro-pets".  I have a vacant newly renovated apartment with newly finished wood floors.  A potential tenant has a small (25lbs) and large dog (70lbs) and needs a 6 month lease because they're in between houses.  I'm thinking it's not worth the hassle with the short lease, even with higher pet fees.  Would anyone else care to weigh in on their thoughts?

I'd look into the age and activity level of the big one. We had a hyper 70 lb mix and her nails gouged the laminate in our old house when she'd run around. The 20 lb pug couldn't touch the laminate.
