Working with a turnkey versus trying to find a BRRR deal yourself are two completely different strategies.

I guess the different strategies FOR ME would be.A- Find a lender that would actually do the refi and pay the tax.B- Sell a property and use those funds to lend as they would go back to the IRA. 

Find them at local real estate meetups, but be careful, it's a sketchy business overall.

That sure is a pretty looking bridge, I hope the local people find it to be a very useful thing.

We were extremely hard pressed to find a painter to do this which is why I said I could do it.

My main goal is to find something relatively close to the DMV area but without the DMV price tag.

Also, since you are new to finding tenants and renting, should you get someone who damages your unit, probably not a big deal since you haven't renovated it yet.
