It's very clear to me that there are some options in banking that the typical LO won't tell you about because they don't know themselves and the individual investor must know (and press) for these more unusual banking options.Thanks for the reply and the pointers.

If the buyer has good credit and is qualified (income limits by the census tract), it'll be better financing anyways, just a few extra hours of work from the LO and a little 20 minute online home ownership education course for the buyer, so it's not like you're screwing anyone (with good credit) by getting the modest income family that qualifies into better financing, that they understand better due to the online course.

I think I found our next primary home (closer to work for the both us) and the plan was to put down 20% but now the LO says I have the option to do 10% down and pay LPMI which was only 1/8 point higher than the current 30yr fixed rate.

We also find it highly unlikely that the lessor would agree to assign it to us because the house is worth a fair amount more than it was when the LO was first entered into - which also explains why they're stalling on every possible step.At this point though I'm less concerned about the lessor following through with the sale.
