So got some time left Seems right - on track for 2020 to 2022 recession, depending on macro (jobs, tariffs, trade wars, wars, winning etc) and local conditions (RE is local - so oversupply, quality of housing stock, employment type and  opportunities in high tech etc)

Remember, mortgages, notes and contracts are the tools of the 'silent partner' trade.

Why do you think I am moving my business to manual labor and trades i.e home building, new construction etc.

Basically like a jack-of-all-trades handyman that I can give a call when I need and work with.

If you plan to live in it for at least 12 months after the work is completed and it is not owned by a corporation, LLC, etc, (Again, not sure how they research this) then you can sign a Homeowner affidavit and work as your own GC and hire out the respective licensed trades to complete the work to be inspected.
