Can you remember any wraps you've seen in the last month and what business they advertised? 

My target area is Minneapolis, MN (Lake Nokomis/Lake Hiawatha area).

My philosophy will likely be to target lesser desired areas that are still an easy commute to the Clay area which 481 goes through. 

Figure out who your "customer" would be and set everything up to target them.

And any company that actually spends money on advertising is automatically scamming people? 

As a builder we control the cost and we can adjust to our clients budgets when possible, or provide additional turn key services as blinds, rent units, pre-rent units or let their property manager start advertising even before closing to give our clients the ability to make money right away!

We have advertised an open house for the upcoming weekend but so far no inquiries.

As long as your applicant is approved through your housing authority to pay what you advertised your unit for and as long as you don’t broker a side deal after the HAP contract is signed for additional rent you are OK to proceed.

I think not hiring a PM might be based on the following:1) How far you live from all your properties.2) If you have a very reliable handyman nearby your properties who can be a "point person" to asses issues when necessary.3) If you don't mind doing the advertising, interviewing and showing your properties when you have potential tenants.I have had 10 rentals until recently and I did all the PM work for 12 years.
