You'd be lucky to get to the .75% rule with most properties if you are buying in a traditional manner.

The largest challenge with a boutique hotel, or any industry for that manner is staying on top of your game.

I'm looking outsource our maintenance tickets to a third party that will handle them in a timely and professional manner. 

Also, you need to know all the landlord-tenant laws for your jurisdiction better than your tenants and about as good as your lawyer.All applicants deserve notification in a timely manner if they are approved to rent or denied.
