Personally I really Like Rice Lake, I think that town has a ton going for it. but Im a long way from there now, maybe when my kids are done with school in a few years I will spend a summer buying a couple and developing a team in the north west part of the state.

But while I sweat out this weekend any insight would help me to sleep a bit better.I appreciate any opinions in this sticky situation.Thanks in advance!

Electrical, cable, phone, etc are buried underground between the 2 properties.The potential is high for this property, but is the situation too sticky?

I use the ones with sticky grip strips. 

In the short term, yes.Medium term, prices for "high end but entry level" homes are always sticky about that purchase price which results in loan amounts right at the limit. 

It's a sticky situation though.

Regarding managing properties without a license . . . this one is a bit of a sticky wicket in the US.
