With a double close, you are creating a brand new sales contract with your end buyer and you set the Inspection Period terms (as you negotiate the agreement with the end buyer). 

Ideally we are looking to build one brand new.

I am brand new to all of this and fully acknowledge my rookie status and near-total ignorance.

He bought house two year ago as Brand New construction, value of house has gone up 40/50K (CMA done by my realtor).

A few weeks later he sent me a certified letter with some brand new arbhorist from 120 miles away (we live in a big city, he was shopping for someone who would agree with him IMO) to say the tree was dead.

Given this much notice, the tenants would have to leave by 9/1.At closing we found out that these are brand new tenants, they had just moved in, and that there is no lease and no security deposit.

The owner's mortgage company (USAA Nationstar) is saying it will take 9-12 months to complete the paperwork... seems fishy that it would take that long when they can underwrite a brand new loan in <2 months!

Brand new on the site and first post.My young adult son is on the autism spectrum, and with those challenges, is having some difficulties getting higher paying jobs/positions. 

I have seen residents who buy brand new beds and all of a sudden they have bed bugs.
