@Ryan Blake I read your latest comment and it spiked my interest, what Fort Worth lenders would you recommend?

I believe most are online now since the covid cases are spiking.

Other investors that I follow (albeit more advanced and well heeled that me at my stage) indicate they would ONLY buy Class B and would not touch Class C, for the above reasons.I make most of my money buying Class C with value add (have done well - now at 63 units), and am interested in Class B, however - I'm interested to know what the BP Family think about "when" to do that.My initial plan was to accumulate 100+ units of Class C, add the value, and then liquidate/consolidate into a better asset class. 

Big caveat, that column is not the total number of homes on the market during that month, and that is perhaps the Achilles heel of this study.

Prices are the net result of positive and negative factors, and are a good indication of future prices (unexpected spikes and dips eventually normalize back to trend).

Electricity can also spike in the summer with A/C.

Pete area who was in the area with ab 15 properties who went bankrupt because the insurance rates spiked recently.  

There are No DSCR lenders out there as well fo MF, but these programs have a spike in rate and often more conservative on LTV.Is a 75% LTV, 30-yr Fixed a good option for you as well? 

I'm sure you've done your due diligence, but being on the property&casualty side of the business, the senior living industry has taken a pretty significant spike in rates this year. 

Sellers will see buying another property more feasible with rates closer to 6% and hit the market but it wont take much time before the high buyer demand picks up most/all of that inventory.IMO - I don't think this slight inventory spike will drop prices unless we see a surge in jobless claims.Curious to see what other folks say!
