It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

I bet that once you segment the data by property type (multifamily vs single family), you get more variance, and I bet that the decline in multifamily rents is much larger than the decline in single family or small multifamily rents.

I live in a VERY rural area so drive-bys here aren't really an option and driving 45 minutes to get to higher density areas so I can drive doesn't really fit into my investing plan.So, I've got a bookmark for it and when I get some free time, I'll go through the next few segments.
