Realtor Letters to Distressed Sellers

I am a realtor looking at sending out letters to distressed owners. My intentions are two fold. 1) To purchase the property or have investor clients purchase the property, 2). If the owner doesn't want to sell at a discounted rate - we list it on the MLS.

Does anyone have insight on drafting/structuring the letter (examples)?  I know I have to disclose that I'm a realtor and not sure how that will be received.

Should I create multiple versions?

When you research probate files look for the PR (Personal Representative) that resides outside the state of Michigan (CA, Wyoming, Texas, Florida, etc,..)

This is one source where you'll find out of state motivated sellers..
