I'm looking to start wholesaling properties to build my seed capital as I want to start doing fix and flips eventually.I've been unable to attend any local clubs as I've had foot surgery recently and am unable to walk or drive for a while.  

So even if you wouldn't win, its a good enough seed to plant in their head that you might.....Also, I might be inclined to call and give them their 24 notice that you're coming for a showing every other night and then simply no show - just to keep them on edge a bit and make things difficult for them since they're being difficult with you.That said, I don't know if I've ever thought it was right to do showings while the tenant is there - as long as they've paid their rent current.

I could continue making a good (maybe great) monthly income...or I can flip it...and put my seed money AND my profits...into another asset...one thats "broken" and needs fixing.For me the question is...do I settle for easy renal income of $30k per month with a million dollars tied up in equity?...

The good thing is that with the cooler weather the grass seeds will stay damp and will grow well this time of year.

@Joshua McGinnis looks like you are about to plant some seeds for success.

It all started with the same seed, I wanted to buy a duplex/triplex that can cash-flow while I live there, then do it again, and again...

If it is noticed, you run the risk of planting the seed of thought into the end users mind "I wonder what else he is covering up?".

Given the amount of land needed, I would like to make the most of the extra land and add value to the overall project, as well as the seed investors.

I will take in cash flow alone per year my original seed money invested in 2012.  

I know many in real estate who met their seed investors in their MBA program.
