Biggest caveat is you didn't mention the location.

You could start by reaching out to any local corporations that do assisted living in your area and see what they are looking for (location, space specs, etc). 

My goal for the team would be to have one project under-way by EOY.The exit-strategy of each deal will be dependent on location, market data, and ROI comparisons to determine the best route forward for the team and our goals at the time.

Theres a 4 unit "Inn"  located in cape Canaveral right now im looking at but I honestly dont know where to start.
