Finally a fixed fee could work, but same underlying issue exist which is getting an accurate estimate of their consumption.I understand they're perspective, but I just feel like the tenant is just trying to cut corners.

Many agents are lazy and do not take the time to add photos that illustrate unique characteristics, incorrectly add the unit numbers, bedroom count, or fail to verify the square footage that could be greater than the public records the MLS autopopulates. 4, Many MLS properties are listed under the incorrect categories (multi-family under the residential section, multi-family under commercial etc.).

@Andrea Evans I think:Worst Part - Lots of pitfalls you can fall into if you do not know what to look for like buying and property taxes double, suburb rental license, buying a property with violations, not understanding the importance of lease documents, etc...Best Part - There is so many opportunistic corners or niches in the city and suburbs that most out of state people do not know about and out of state investors never get to cause they get caught looking at cap rates on the south side and in south burbs.

I really think the " QUESTION" is do you raise rents... if you do you keep up with inflation, if you don't your a charity,, Does the gas station at the corner care if you drive a beater or a new car??

For example, if you're looking for homes with basements... the MLS options you're considering may not have any inputted data for the "basement" section because there are no basements in those listings)- could be a convo to have with the agent's broker about how they're approaching the search strategy and that you're not happy with it- How did you "go on the MLS"?

I didn't see groups of people congregating on porches or street corners, nor did I see any kids hanging around ... because they're in school like they're supposed to be at 11:30 AM on a weekday.
