Overall, the whole property needs some serious TLC and about 10 new tenants.When talking to the owner, he suggested that he would evict the HUD tenant based on property damage, and raise all rent to $700 before he sold because he knows it's too low (to me this screams turnover and lost income... though I don't think it would take long to fill it back up due to demand, but lots of time, energy and $$ to get them up to standard).Overall, I do believe my vision would work... fixing it up, only allowing qualified tenants, and making it a nicer apartment in the community (I think we could get $750).

I only offered on 4.Now all 4 offers have been accepted.I'm not a syndicator.All offers need EMD or contracts are void.I'm not a wholesaler type of investor and have never assigned contracts before.Not the way I like doing business.I guess I'll just let 3 of the 4 go.For now.It's not like they're screaming deals or steals anyway.Few such exist in good areas in Jacksonville these days.Just thinking aloud into your minds,BP.Haven't posted in a long while.Happy July 4!

I see this a lot: Tenant agrees to a place, moves in, and then sets the world on fire complaining about things that were clearly obvious prior to them committing to anything but still expect them to be changed.I'm not arguing that the landlord may or may not be a complete sketchball but some of your issues scream "overly needy tenant...".

I've also been an accidental landlord (the aforementioned rental house), and I manage a property for my parents as well as the duplex in which I currently live, so I'm a relative newbie but not completely inexperienced.I have fantastic credit, but not much in the way of verifiable income (self-employed musician=lenders run screaming).

I haven't seen the inside, but who would sell a $1M property without a single interior photo (This screams it probably couldn't pass any safety codes).
