Hey @Ryan Rader - I would put together a really solid deal package outlining the business plan and returns, and then make your local MeetUp rounds (probably virtual for the time being). 

I go down there ( hour round trip) get the guy to move then he is back 2 hours later.. calling the police no help they wont come.. 

The hour and 20 min round trip every weekend to the house wore on me quickly.

If you want to be in a duplex, consider Round Rock, closer in NW Austin, or S/SE Austin.
