In many instances when an NFA is pending the transaction is closed and the seller leaves a large escrow (usually from proceeds of the sale) which is then released back to the seller after you receive the NFA letter.

When my aunt passed away I had an uncle, one of her brothers, go everywhere, even a bank, and got her money assets released to him. 

I suggest you obtain a commitment and then ask the title agent what they will accept to waive the requirement for a release.

Here's the dilemma: there are PLENTY of other municipalities in KC metro to shop, and so far, my strategy is to avoid KCMO proper (it's always been tenant friendly since I started following a decade ago, but created a whole new dept in the wake of affordability crisis-- see this press release from earlier this year).

It really does seem to good to be true:I am a mortgage lender and very often I pull title on a property to find that a previous lien or in some cases a Release has been missed:I would suggest hiring someone who works as a title examiner and have them go to the recorder of deeds office at the county and do their own research. 

I pay a fortune for water, have implemented many cost saving features... but my best was inserting a pressure regulator, (after seeing a kitchen faucet jump) Saves on the life pipes and cuts down on the amount of water released per second.

If ANY personal items of the resident are left behind,  either a signed declaration from former resident that they have moved out and release any claim all remaining items - enumerate any large or potentially valuable items - (get it notarized or ensure signed with witnesses present)  or preferably,  ensure property is completely empty, interior and exterior,  of resident belongings.    

We hope to have it up and running again in the future, but we do not have an ETA for the release at this time.
