In our opinion, the only feasible way to do this job would be if the house were vacated and a major renovation were to occur at which time we could run new gas or electric line, trench the slab and run new drains for T&P and pan drains.This tenant will need to move due to it being unsafe.

Either do it while they are on vacation, or have them relocate for the short term.

Hello BPer's,I purchased a property (vacation/STR) in Garden City Beach last year. 

If you have a choice between investing in a vacation property that you might actually use from time to time when it isn't rented and buying another C/D rental out of state, go with the vacation property.

There are more vacation and summer rental properties there than owner occupied.

In my area when their lease is up you would give them notice to vacate or the rent increase.

It appears as though there upper management and broker are better suited for vacation rentals and don’t Handel tenant issues well.

My last tenant vacated a 3bed 1ba abruptly due to a divorce during peak winter when it's not ideal to find a new tenant.
