In your (Private) trust change the name of the beneficiary to the LLC, (hopefully not in California.) 

For those of you that have properties with private pools, how do you compensate for the increased electric bill from heating the pool, or do you just absorb the cost?

If this was the private sector half of them would be fired.

And for those who just don't like syndications, there are many private lending opportunities that can also pay pretty high returns.

From personal experience, private lenders usually will not partner with someone who is new.if they do, usually they will handle the renovation and split the deal, based on what your contribution is.
