I know it needs a few things (bathroom size) revised to make it code compliant, and I will need an architect to help navigate zoning (another thing we don't do in Houston :D), site plans, elevation aesthetics and local requirements.

I primarily operate in Pinellas County, FL and Pinellas Realtors has a site with every localities rules and contacts.I am not sure if you are looking statewide or nationwide but there are likely sites that can zero in on an area and help break it down and then you can call and independently verify.I also recommend Municode.Good luck!

In my experience on my commercial sites (with restaurants), roughly 1 acre out of the 4 acre site could be eaten up by a septic field.

I'd definitely be interested to hear if any of these add-on platforms have opinions on this specific topic - for example, if the guest purchases an alcoholic add-on through this third-party add-on site, do they have any waiver of liability which extends to cover the host?
