I see multifamilies of all sizes go pending very quickly in my market, assuming they are well priced. 

We also look at the pending properties.  

I suppose what you're saying is that I might not need any other contingencies, so long as it is "pending an inspection"...do I have that right?

Thus, you can go back and grab all the pending short sales where prices have been lagging for months.

I have successfully completed 4 wholesale deals with 2 currently pending.

It had been winterized but this brought me back to my initial worry about the plumbing.On a side note, I received my inspection on another house I had pending and it came back pretty bad.

Hi,I'm from Puerto Rico and over there what you do is go to State Property Record Office with basic information of the property, if you can get a copy of the legal description of the subject property neighbors the house before and after the subject it will help you greatly.With that information they can help you ID who was the last owner and also if there are other pending collections on record attached to the property such as second mortgage,etc.

You see which ones stay on market for a while, which ones drop prices, which ones go pending right away, etc.
