Hi BP, I was fortunate enough to U/C for my first househack on Monday.

I was planing to rent it out, but i took advices from u guys and put the house on the market for $98k.

I track all of my spending and deposit exactly what i need to pay my bills into a separate joint account, all of my bills deduct from that account and I give myself a strict food and gas budget for the week and thats really it.

When calculating a capatilization rate,why am I deviding the noi by the price of the whole house, wouldn't it be closer to devide the noi by how much u put in, in cash?

U of M is a great school. 

I would highly recommend signing a Joint Venture agreement that spells out exactly what each of you are responsible for and how the profits/losses are split. 

I love Florida but u guess everyone from new York does too.

Only thing I'm thinking is there are some programs that allow to u/w solely off the property cash flow and don't really take into account much else.
