(After all, it has been three months and the market is red hot and appreciating, and they are owed $200k and counting on the mortgage!).

I'm trying to get an idea of where hot area's are and where murder alley might be. 

I've been researching available properties on line and driving around town, but it's such a hot market here in the Dallas area I can't keep up with how fast the houses get pulled off market. 

That's 3 hot water heater, 3 roofs, 3 heating/cooling systems, 3 of everything... including 3 crappy tenants all somewhere far away.

Is it just ungrounded wiring with cloth insulators on the individual hot and neutral wires (like was found with Knob-and-tube and was still used until the mid-1950s)?  

I am pleased to join this group and to find anyone who is also looking at capitalizing in Atlanta's HOT real estate investment market via a quick flip or perhaps a few buy & holds.

There was asbestos and Mold in the basement (still is) and no hot water for several days.

Multi family in Oakland value add can be obtained but it's capital intensive to partner with people to help them find housing else where. 

(It's never too hot according to my wife).
