We say that honestly but know that it won't work out 70% of the time.

My strong opinion is that an equity property is a better fit for most people for their first purchase (cash flow still needs to be there but you should be looking for low time/maintenance type stuff with good school systems where you can sit back and let your payments do the work for you)These kinds of deals tend to be more time intensive. 

If there is borrower i would have attorney send out a foreclosure notice right away, no need to deal with trying to do a work out etc.

But, you're right, I will always have that option if for some reason listing their home won't workout for the owners and need to get out quick.And yes it is about stacking those chips baby :)

Most people who buy vacation rentals in FL live out of state and it can work out ok.

But whenever I do the math for any rental properties to see the cash flow and how viable of an investment it is, the math never seems to work out in my favor.
