@Brandon ShafferA HELOC is a great way to cost effectively finance a BRRRR deal, assuming you have solid underwriting on that deals rehab costs and ARV.Not sure if you looked into how much you can get on a HELOC yet, but the formula is typically: (appraised value estimate x 80%) - mortgage balance = HELOC amount.Some lenders may use 75% in that calculation, which could be influenced by your credit score, local market, etc.I’ve been able to do desk appraisals on my HELOCs so far, which the bank would pay the appraisal fee either way.

There are buy/hold opportunities but I would invest in the city limits for these and avoid the areas the Turnkey 1% investors are working because you also have the Wall Street influence buying in these same areas.

Here is a list of some that comes to mind:The syndicator pays out of pocket and is paid back once the deal is doneIf the syndicator can, have the LPs agree to pay for the fees with full knowledge that the deal may NOT close and this money was spent and wastedLPs and GPs split it (perhaps 50/50, or how the agreement is written out on monies above the pref: 70/30)At the end of the day I really think it's how much influence the syndicator has over the investors.

I don't think I want own any commercial investments as the commercial sector is heavily influenced by the ups and down of the economy unless I can get a retail strip for a steal and use it for the purposes of housing my own business, leasing out the other units.

Unless the other capital sources tighten up their lending (banks, credit unions & life co's) I don't foresee CMBS' influence returning to its former glory anytime soon.Hope this was helpful!

That your local RE expert who has great influence over your proposed deal (the appraiser) usually will not give much consideration to an alternative use, and 2. that intrinsic values are difficult, if not impossible, to acertain from the market and can not be readily justified; and 3. that in their opinion, most properties are used at the highest and best use.Therefore, for a newer investor starting off in real estate and attempting to design your investment strategy around this aspect of speculating or investing in real estate will likely ensure failure.
