I have also checked my local municipal code and there are no restrictions on the quantity of un-related folks living together.The reason I wish to pursue this option is purely from a cash generating standpoint.

Another aspect to consider with storage units is quantity. 

When we ran the math on the size of the lot and septic system specs for the county, there was NO “affordable” way to expand or build a bigger house, we had to KILL that deal.Become friends with the county engineers, sometimes if a house is on septic there are opportunities to hook into existing sewer lines.Become friends with a good septic guy and the county environmental health department, sometimes challenging septic situations can be overcome.For septic projects you are generally required to get various soil tests done to determine the quality AND quantity of “good” soil.

What about, style, what about drama, what about harmony to the eye and just generating an overall feeling of desiring to be in that space--to want to own it/rent it.An old Pinto was efficent, an old Caddilac was more desirable and less efficent.I'm not trying to sell you on this idea, I'm asking you your thoghts on it as an expert.If we can mix beauty with functioality at a reasonable price, in my book we are "in the zone".Your thoughts?

We have some friends who work for a large hedge fund that has been buying up significant quantities of distressed RE all over the country for the past sseveral years and they have done quite well.

Banks will not lend to a LLC unsecured credit like a credit card in significant quantity because you own a rental.

A buyer's list is always quality over quantity. 

Instead I focus on harmony.
