Columbus is a vibrant market with potential for both growth and cash flow.

Residential foot traffic is so key to a vibrant downtown so I'm so happy to see so many residential density projects on the boards.

In general you are going to be 20-25% down on the purchase price and rehab costs (100k purchase + 30k rehab) your out of pocket: $32,500  plus 12 percent and a couple of points.Seattle has a Vibrant and very active rehabbing community and Real Estate Investing groups. 

Both have vibrant and diverse economies and demographics.

Does your lease agreement have any clauses regarding unsafe habitual conditions during tenant occupancy, temporary relocation, and remediation clauses?

Yes, they may have some potholes and no, they probably won't be Amazons final choice but there is no doubt that the city has a diverse, vibrant and growing economy making it an excellent investment market for cash flow.
