If I only had the money" sooner or later someone will ask  "well how much do you need?"

The sooner you wipe out the note, the sooner you build equity in your property, which is why I suggest at least one. 

However, I'd like to meet a lot more of the local players sooner rather than later. 

regardless, it could still be difficult to sell, especially if you sell far sooner like within a few years. 

Long-term, they could help the economy weaken at a faster pace than normal and bring about the onset of the next recession sooner than it naturally would occur by itself.  

Sooner or later they will leave and you will be looking for new tenants again and most applicants will complain about the smoke and move on to the next property.On the other hand, 99/100 properties are non-smoking, this may be an opportunity to take advantage of the situation and advertise to smokers who are willing too pay more to enjoy their habit.

From his own experience and judicious use of Checkbook.org, he can usually add some names to the bidding process.Bottom line, property managers are focused on finding someone to get the work done, the sooner the better.  

The sooner you do so the better.  

Sooner would certainly be better than later given the high cost of rent around here.
