You are learning and this is a grand stepping stone.

I hate to admit it but I'd give up a couple grand do sell a deal to someone I know, trust and can be certain they will perform with no issues.

Also, a follow up for investors in the Grand Rapids area, who do you use as a contractor for minor rehabbing projects such as this?

Property needs less than 5 grand in repairs.

We lived in Elgin and La grande..

Even if it takes half the money to pay the taxes, I will still be a couple grand ahead. 

I'm not a lawyer, but I have read enough on it to know that I don't like doing it, can open up the rest of the partnership to liability if one partner gets sued for something, even if its not related to the property owned.For 4-plex properties and smaller I buy them in my name then Grand deed them to the LLC after closing.  

This won't be a grand slam for anyone but should be a great rental.
