Late-paying tenants eventually turn into non-paying tenants.

The worst of them refuse to make repairs to 100 year-old buildings, creating a slum lord problem and giving all of us a bad name in the eye of the public.

And right now the building starts have been almost non-existent for the past year. 

I have my public market portfolio, which is the usual stocks and bonds, etc.

Rates in town of a 10x10 at the newest facility are 109 and a 10x15 at 129 (non-CC with none available, although they do have some CC).

We invest in both performing and non performing loans and when we acquire a performing loan at a discount, we have in house MLO who can try and refinance the borrower, we also will offer a discount to the borrower to refinance the loan.

It seems safe to say the properties with lengthy periods of tax non-payment are most likely to be houses the high bidder could foreclose upon.  

When you do any agency loan (conventional or government) as a Primary Residence, you are signing a new 1 year "occupancy clause".

Other than that, this is a non-issue.
