It requires anybody who sells, assigns, whatever 2 parcels in a 12 month period to get licensed and associate with a broker.

As a broker in the South Florida market, I've witnessed the opportunities Miami offers.

I am also a broker and work with investors to find the best STR properties in this area. 

There is definitely a deal here, however you should talk with a mortgage broker or lender first.

I'm curious to know why more agents aren't willing to work (when they can under their broker) or why more brokers don't allow their agents to work "a la carte" - or a fee for service structure. 

I'm a broker, so commissions aren't a factor, and there's no loan on the Georgia properties.What do you guys think?
