But it may be regional.Where I've lived, the only time the landlord pays is for special properties (rented fully furnished, for instance) and where the landlord lacks a way to meter something for each unit (most often water).

I had permission from the seller after the 3rd delay to market the property (which I did with all the appropriate caveats), but as a result, I could only rent it for $1500 (plus utilities) even though I was renting by the door, and it should have easily gone for $1600 by the door even without furnishings

If so, you can usually charge rates that match campus apartments, but you will need to furnish the apartment.

If I'm doing de minimis, it doesn't really matter if the IRS for some reason thinks the area rugs should last 5 years and not 3 in a furnished rental.I want to do everything de minimis not even because I can take the deduction now but also because it's just that much less to track, year over year.
