So, if you are due $100 per month and the fair market value of the premises is $100 per month, you can recover zero -but, if the fair market value is $75 per month, you can recover $25 for each month left in the lease term.The amount you recover will also be reduce to present value by using a discount rate of 4% - I'm not certain how to do this calculation, but from what I understand, it is a common accounting procedure.

Be sure to include allowable court costs as well (filing fees, process server, etc)   If you take money in lieu of the court receiving it the judge will dismiss your case because you didn’t follow the proper procedure

It will take anywhere from 45 minutes to 2 hours to complete the paperwork, go to title, get everything copied, and officially sign the contract over to the new buyer and make sure everyone is aware of the assignment.Thus, your procedure looks like this:60 minutes marketing720 minutes (12 hours) qualifying leads180 minutes research180 minutes preparation and submission60 minutes marketing again60 minutes qualifying buyers180 minutes for inspection120 minutes hours to wrap things upso that results in a grand total of 1560 minutes or 26 hours.

We are approaching our supposed closing date of Feb 11th 2018.Then we learned the seller is going through divorce procedure ( we did not know about this) and there's a court order saying the wife can stay 30 addl days after closing.
