If you've PG'd a DSCR loan, you have to disclose it, and it will be factored into DTI by just about every Conventional/govt lender out there.

I see that quiet title actions can run $1K - $5K depending on the situation, so it would be wise to factor this into the decision-making process. 

Does lender factor in that next paychecks(January 2nd/16th funds) so that you can use 100k or 110k(two 10k from recent/new paycheck so no 60 day seasoning) or is 90k the only funds you can use for downpayment/reserves?

My partner didn't have good credit at the time of purchase so her income isn't a factor for the HELOC because she isn't on the mortgage or the deed.
