I don't manage, nor facilitate purchases in LIHTC, Section 8, or Section 42 housing, but those types of properties are trading in the 13-20% CAP range at this time. 

You can find great people all over the country or BP, and these days technology makes it easy to facilitate.

Using Trust vehicles to facilitate general operations is not going to work the way the gurus tell you it will in front of a judge or the IRS or regulators.

But other tasks like facilitating/ presenting to groups, coaching, and doing real estate, I can help with that all day.Any body else with resources, lets bring them together and make big things happen.
