I buy houses in Columbia Heights - Petworth area with as many bedrooms as possible (I'll turn a living room, a dining room with an egress window, basement rec room, a heated porch, etc. into bedrooms as well.) and rent by the room.

Hello BP Fam,Seeking your advice on a House Hack I am about to undertake...Located in Richlands, NC, just outside Camp Lejeune, NC, Home is a 3/2 SFH the prior owner 1) turned a BR into a dining room and 2) turned the 1-car garage into a living space.As is the home is a 1400 sq ft 2BR/2BA unit no garage.For now it will be just me and my dog...Looking to get it rented within a year.Purchase Price: $97,000ARV: $160,000.Estimated rent as a 2/2 is $1025...as a 3/2 is $1150.Given the above, I’m fairly certain I need to turn the dining room back into a bedroom but I’m not sure I need to convert the garage back into a garage.I would convert it back into a garage because I need storage but I’m worried that will negatively affect my ARV and my rental rate.What about outdoor storage/sheds?

First Fix and Flip I did primarily by myself except for some major plumbing and electric... 1500 sf home, gutted bathroom and kitchen, jacked up sagging bathroom floor and install new floor joist, removed wall between kitchen and dining room.

We did a total rehab of the apartment: replaced the flooring through the apartment; replaced the kitchen; added an opening with a bar between the kitchen and the living room; removed glass separation for the solarium and made dining room; repurposed a storage room to office space; a total renovation of the bathroom; all closets painted and door replaced; What was the outcome?

They independently went ahead and ordered a mold test and it was discovered that the basement had a significant level of mold as well as mold in the air sample in their dining room (which is located right above the basement).
